The Corner 2

A second scheme for the same Hay Al-Andalus corner, this one giving the plot a Mediterranean address: a grounded terracotta base with generous arched openings for the café, deep white frames and arched glazing above, planted sills, dark metalwork, and a glazed corner that turns the two frontages into one composition. The programme tightens to two suites per office floor — six tenancies around one shared core — with the executive lounge and terrace still crowning the set-back top. The café earns on its own; the offices gain their visibility from it.
