The Corner 1

A corner on the Hay Al-Andalus coastal road: fifteen and a half metres by thirty-one, a mandatory three-metre setback on one side, and two frontages that could not be more different — the sea in front, the district behind. The scheme monetises both. A café takes the sea-facing ground floor and its terrace; a quieter corporate entrance on the city side serves three office floors, one company each, on a single vertically aligned core; a set-back fourth floor holds a sea-view boardroom, lounge, and terrace bookable beyond the tenants. The massing answers the plot’s discipline with soft geometry — white volumes with rounded corners, stepped as they rise, crowning the corner without overwhelming it.
